NOTICE TO CONTRACTORS

The Osakis Township Board of Supervisors is requesting proposals for the road maintenance and snow removal for a 3 year period for 33.87 miles of road, starting June 12, 1012 to June 11, 2015.

Sealed proposals should be submitted to the Township Clerk at 17374 S. Ketelle DR NE, Osakis MN 56360 by 5 PM, May 14, 2012. Bids should be clearly marked “Osakis Township Road Maintenance Proposal.” Proposals will be reviewed by the Board of Supervisors at 7 PM, May 14, 2012 at the clerk’s home at the regular monthly meeting.

Services requested include the following but are not limited to: grading of road with a motor grader, mowing road ditches, spraying of weeds, snow removal, salt and sanding, and other maintenance.

Proposals should include the following: Statement of qualifications, listing of number and types of road maintenance equipment, list of number of employees available to complete services, references, and a proposed fee schedule.

With the forecast of possibly significant snowfall occurring this weekend, Aurora Police are reminding motorists that wintertime driving requires extra precautions behind the wheel— especially slowing down and driving defensively.

Police say that speed reduction in the ice and snow can go a long way in cutting down the number of accidents that typically accompany bad weather. Motorists should pay special attention on bridges, overpasses, and intersections, where slick spots may form. They add that headlights and windshield wipers should always be used, and that windows should be cleared of snow, ice, and frost before driving a vehicle. In addition, a professional mechanic should inspect vehicles regularly to assure they’re in good driving condition.

Aurora Police are also reminding residents of the city’s snowfall ordinance which was enacted to assure safe and effective snow plowing. It dictates the ticketing and possible towing of any vehicle parked on a public street or alley during or after a snowfall of two inches or more. Failure to comply can lead to a ticket and vehicle tow that will cost a minimum of $150.00, plus applicable storage and release fees, depending on the time of the infraction. City streets and alleyways are not considered plowed until the lane of traffic nearest the curb has been cleared. Last winter, Aurora Police towed around 200 vehicles and ticketed almost 2200 additional vehicles that were in violation of the snowfall ordinance. Police also remind motorists to be extra careful when interacting with snow plows on city streets. Drivers should stay a minimum of 75 feet behind the plows and should never attempt to pass them.

Winter weather also tends to spike the number of vehicles that are stolen while left running unattended. Police say these present a prime opportunity for thieves who have the ability to steal the vehicles in a matter of seconds. Although it may be inviting to make sure a car is warm before leaving home, police ask motorists to use common sense and to not leave the vehicle running unattended— whether or not the doors are locked. They point out that, even with the doors locked, a window can easily be broken giving a thief access to the running vehicle. Police say that, frequently, stolen cars and trucks are used in the commission of other crimes such as drive-by shootings and hit-and-run accidents. They also say that many insurance companies will not cover losses due to the negligence of the owner— including leaving a vehicle running unattended. Police officers can also issue citations if they come across an unattended, running motor vehicle on public property.

Can see that there are many people that do not know what Tax Liens are.  This article is intended to explain what Tax Liens are and the process of acquiring tax liens.  Any example or idea in this article is based on New Jersey laws and practices.  Each state is different; I have chosen to focus on New Jersey since I am a resident and New Jersey municipalities have tax sales throughout the year.  If you decide to invest outside of New Jersey, you will need to find out what the procedures are in your state, county, and/or town.  I am not a lawyer; I am not offering legal advice.  Nor am I an accountant offering tax advice.  Before you invest in Tax Liens or Tax Deeds, make sure to consult with your Real Estate Attorney and/or CPA. tax, water bill, and/or sewer bills so that the municipality can go on with providing its services to its residents.  This type of loan has a very high priority lien position and has a max interest rate of 18%.  They are sold and brought at auctions that are held throughout the year depending on the municipality.  At the auction, the interest rates are bid down starting from 18%.  If the bid goes to 0 and there are still investors that want to bid, they start to bid what is known as a premium.  Premiums usually start at $100, and go up in $100 increments.  They are added to the defaulted tax amount and do not accumulate interest.
